WHY INSPECT FOR MOLD?
Mold has the potential to damage property and create adverse health effects. The primary purpose of a mold inspection is to: 
 
     a) Identify the type and quantity of molds present and determine the 
         potential impact on property and health.

     b) Locate the sources of mold and help facilitate a responsible and 
         effective plan to remove it. 


INSPECTION VS. TESTING
Most mold inspections consist of two facets; a MOLD INSPECTION ( the physical inspection) and MOLD TESTING (the actual extraction of samples for laboratory analysis). Both facets are explained as follows:

MOLD INSPECTION:
A mold inspection consists of two parts; 

  1. A visual inspection of the exterior and interior of the property for evidence of surface mold contamination. 
       
  2. Electronic moisture detection to locate potential hidden mold problems and conditions. 

MOLD TESTING:
Mold testing involves collecting mold samples from the air and/or contaminated surfaces. 

  • SURFACE SAMPLES: Surface samples are typically taken by placing clear tape directly onto a contaminated area, lifting mold from that surface and sending it to a qualified lab for analysis. Surface samples identify specific genus (types) of molds on a surface but do not quantify spore counts.
       
  • AIR SAMPLING: Air testing requires a minimum of two samples; one indoors and one outdoors. The outdoor air sample serves as the baseline for determining whether or not the indoor air is problematic. Reports showing less mold indoors than outdoors are favorable. Reports showing more mold indoors than outdoors are unfavorable.

ADDITIONAL AMI SERVICES:

INNER WALL CAVITY: (invasive)
AMI uses state-of-the-art fiber optic technology to inspect inside walls and under cabinet floors. In most cases, only a hole about the size of a quarter needs to be drilled to see up to 3 feet. When that method is not possible, it may be necessary to cut out small sections of wall to properly inspect the inner wall or floor. After inspection, the cut out section is set back in place and the seam is taped. Spackling is the property owner's responsibility.
